BREED RESTRICTIONS: Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.

Policy

Our community offers parking spaces for each of our residents relative to occupancy guidelines for each apartment. If you have a motorcycle, it may be parked in the designated spaces for vehicles.

To keep things straightforward, we've compiled a list of potential fees you may come across as a current or future resident. This allows you to easily understand your upfront and ongoing costs. To budget for your fixed monthly expenses, simply add your base rent to the Essentials and any Personalized Add-Ons you choose. Our aim is to make budgeting effortless, ensuring a smooth and enjoyable living experience.

Move-In Basics
Administrative Fee : $300.00 Onetime fee per unit.
Application Fee: $150.00 Per applicant over the age of 18.
Essentials
Convergent Activation Fee: $25.00 Onetime fee to activate utilities.
Pest Control Fee: $5.00 Billed monthly.
Water, Sewer, Trash : $60.00 - $100.00 Billed monthly based off usage.
Convergent Billing Admin Fee: $6.00 Billed monthly for utility billing.
Personalized Add-Ons
Parking Fee: $100.00 - $175.00 One space is included additional vehicles require a reserved space.

Garage Clicker Replacement : $150.00 Onetime fee for garage clicker replacement.
Insurance Noncompliance Fee: $40.00 Fee for not maintaining renters' insurance.
Key Fob Replacement: $150.00 Onetime fee for key fob replacement.
Late Fee: $150.00 Charged when rent is paid after the 3rd day of the month.
Mailbox Key Replacement : $25.00 Onetime fee for mailbox key replacement.
Stage One Eviction : $400.00 - $750.00 Eviction fee is $400 plus $50 each additional lease holder.
Stage Two Eviction : $150.00 If the tenant fails to voluntarily surrender possession, eviction moves to stage two for possession.
Nonsufficient Funds Fee: $50.00 Charged when a payment is returned.
Transfer Fee: $2000.00 Onetime fee for transferring apartments before lease expiration.
Voluntary Dismissal of Eviction: $35.00 Charged to stop eviction if resident pays in full.
Unauthorized Pet: $50.00 - $500.00 Initial fee $50 and $15 a day until properly registered.
Writ of Possession : $115.00 Onetime preparation and filing fee.
Trash Violation: $50.00 - $300.00 Improper disposal of trash
